Valuation and market appraisal

We know that every home is special, and when you invite us to carry out a market appraisal, we take the time to understand what makes yours unique. We'll visit your property to see how it fits into the current market and have a friendly chat about any improvements or changes you’ve made. This is also a great opportunity for us to share our expert insights on how best to position your home.

We’ll offer honest, practical advice on how to maximise interest, from marketing strategies to small touches that can make a big difference during viewings. Together, we’ll agree on the right pricing and approach to attract the best buyers.

Our priority is to bring the right people through your door, secure strong offers, and ultimately achieve the best possible price for your home. We’re here to guide you every step of the way and make the selling process as smooth and stress-free as possible.

Did you know?

Buyers are most likely to pay the best price within the first 40 days of a property being on the market. The longer it stays listed, the more buyers will expect to negotiate down. A combination of strong interest, emotional appeal, competition, and skilled negotiation is key to securing a premium price.

The marketing stage

Once you are ready to sell your home, we can begin the marketing process. Here we will create an engaging, high quality, listing with professional photos, video footage, as well as a detailed floor plan.

Additionally we create ongoing targeted campaigns across social media platforms. We will then prepare a professional sales brochure ready for the open day, or viewing slots, which will always be at a time convenient to you and is strictly by appointment only.  

What happens at an open house?

An open house is a fantastic way to showcase your home. They generate interest and excitement between buyers, whilst also minimising the time you need to spend staging and preparing your home for viewings. Each open day we allocate viewing slots to prospective buyers who will be given a detailed tour of your home. We always recommend that you are absent from the property during this marketing stage, as having the owner there can make buyers less likely to explore or be as honest as they may usually be. 

Offer stage

Once viewings have completed and we receive your first offer, we will put this forward to you, qualify their funding, and discuss how you would like to respond. If you receive more than one offer, then at this point we can discuss whether you would prefer to go to ‘best and final offers’ or an open 'auction style bidding system’. 

'Best and final offers'

Best and final offers are whereby two or more prospective buyers have placed their initial offers but we then ask them for their best and final offer by an agreed date and time. 

‘Auction style bidding system’ 

An auction style bidding system is whereby two or more prospective buyers bid against each other knowing the other’s highest and latest bid, continuing until they no longer wish to increase offers. 

Once an offer is agreed, we then move on to the conveyancing whereby you and your buyer will instruct a solicitor to carry out the legal side of selling your home and here we will work closely with your's and your buyer’s solicitors to ensure the sale moves forward accordingly.

Sales support

We will be with you every step of the way until you hand over the keys on completion day.
